Bulgaria has long become very attractive for investors. Investing and developing a business here is both reliable and profitable. There are several reasons for this, among them including the high assessment of stability in the country by the world community. In addition, Bulgaria has a very reliable banking system. All profits, after paying all taxes, you can easily transfer abroad. And the reliability and safety of bank deposits is guaranteed by Bulgarian law: the amount of deposits insured by the state is quite high.


Among other types of investments, one of the first places is occupied by investments in Bulgarian real estate. The most popular places for real estate investments are Sofia, the capital of Bulgaria, and Black Sea resorts, such as Sunny Beach, Sveti Vlas, Nessebar, Ravda, Pomorie, Sarafovo, and Burgas. Large cities and resorts have long been holding the first place in the number of investments due to well-developed infrastructure in these places. But besides the famous resorts, small seaside towns, such as Sveti Vlas and Pomorie, are gaining more and more popularity.


A few years ago, new luxury cottage complexes began to appear near the coast. Experts believe that investing in this type of property is the most profitable, because elite real estate, as well as real estate on the first coastline will always be appreciated.


Relatively recently, Bulgaria’s ski resorts are gaining popularity: Pamporovo, Bansko, Borovets. In these cities they began to actively develop the infrastructure, build residential complexes and balneological centers.


In Bulgaria there are no restrictions on the purchase of real estate for foreigners. But you need to know that according to the Bulgarian legislation, a foreign citizen, buying real estate, does not receive ownership rights to land under this real estate. But this question is solved quite simply: if you formalize a legal entity in Bulgaria, you can also issue land for it.


According to the type and purpose of real estate investment, there are several groups of investors:


1. Investment with subsequent rental of real estate. You can buy an apartment in a famous resort and rent it for short-term to tourists during the summer season. This can happen either alone or through the management company of the complex or any other company that professionally deals with renting.
And you can buy an apartment in a big city and give it for rent for a long time. In both cases, as experience shows, the rate of return on investment will be almost the same.
2. An investment with increasing value. As you know, real estate from the developer is always cheaper at the initial stage of construction. With the advancement of construction increases the price per square meter. But in this case, of course, you need to carefully select the developer. Examine his reputation, check the number of houses built and handed over.
3. Buying property for your own comfortable stay. Very often, such investors combine their own housing by the sea with additional income from it. In the summer, the owners themselves come to rest in the apartment with the family for 2-3 weeks, and the rest of the time they rent it to tourists.
