As expected, the biggest price increase is noted in Sofia. For the third quarter in 2018, property prices in the capital were as much as 34% higher than in the same period of 2015. Immediately after Sofia, with a very small difference comes Plovdiv, where property prices rose by 31.4% over three years.
In other cities with a population of more than 120,000 inhabitants, the rise in real estate prices also occurred at a rapid pace. In Varna, Ruse and Stara Zagora, prices increased by about 25%. In Burgas, housing is also becoming more expensive, at with a slower pace - only 17.76% over three years.
According to the National Statistical Institute, the largest increase in apartment prices occurs in those cities where wages grow and firms open new jobs. That is why there is nothing strange in the fact that the jump in prices in the 6 largest cities in Bulgaria is the biggest. Due to economic development, many people move into them, which leads to higher real estate prices. It is important to note that the rise in prices on the secondary real estate is more than on new construction.
In the last 3 years, the secondary real estate has risen on average by 26.41%, and new - by 22.41%. The rise in prices for apartments in the secondary market is higher than for new ones in Sofia, Varna, Burgas and Ruse. In Plovdiv, secondary housing and new prices are about the same, and in Stara Zagora, on the contrary, report a rise in prices for new construction 31.11%, for secondary real estate - 23.62%.
